A Birmingham-based AI startup called ClearPath has emerged from stealth with £1 million in pre-seed funding and a coordinated pitch for the UK home-buying stack, according to Mortgage Soup.

The company is building ClearPathOS — described as an operating system that wraps around, rather than replaces, existing broker, estate agency and legal software — and has already assembled more than 20 staff across AI, engineering, product and commercial functions, with engineering in Ljubljana and Birmingham set as its UK commercial hub. Founder Rudi Kesic, who previously sold legal tech firm Lawtech Software Group to property data business tmGroup, frames the play not as another point solution but as connective tissue across a notoriously fragmented process. For an AI economy hungry for vertical wins, a small cheque against big workflow claims is the exact pattern worth watching.

The thesis: a layer, not a replacement

ClearPathOS runs four specialist products — Finance AI, Property AI, Legal AI and Compliance AI — that can be deployed independently or alongside existing CRM and case management tools. The premise is architectural: the estate agent, broker, lender and law firm each run their own systems, while the buyer ends up repeating themselves to every one of them. "The estate agent has a system. The mortgage broker has a system. The lender has a system. The law firm has a system. And the client sits somewhere between all of them," Kesic told Mortgage Soup. He argues the underlying issue is not a lack of technology but the way it sits in silos: "I don't think the fundamental problem is that these industries don't have enough technology. They have enormous amounts of technology. The problem is that much of it operates independently." Data only moves between organisations when clients give permission, and a consumer-facing app and portal lets buyers submit documents, message professionals and track a transaction end-to-end.

Where Finance AI lands

Finance AI is the showpiece for the mortgage industry and the module most likely to face immediate scrutiny from brokers and lenders. According to The Intermediary, it takes a case from fact-find and affordability through product selection, application, valuation and completion — analysing payslips, reviewing bank statements, building document checklists, chasing missing items, matching cases against lender criteria and packaging lender applications. It also drafts client updates, monitors case health and flags what needs the adviser's attention. Kesic is careful to position this as augmentation rather than automation: "The AI operates across the case, while the broker remains responsible for the advice, judgement and client relationship." Property AI, by contrast, is initially aimed at estate agencies, covering enquiries, client communications, property information and sales progression.

What to watch over the next six months

ClearPath says businesses are already testing the platform and expects to announce customers, integrations and strategic partnerships as deployment expands. The company plans to create a further 20 UK roles across sales, marketing, customer success, product, design and operations. Whether a £1m pre-seed is enough capital to harden AI agents that handle regulated document review, lender-criteria matching and client-facing case updates — where errors carry compliance weight and the broker still owns the advice — will be the first real test of the thesis. The next six months of named customers, integrations and measurable time-saved, not narrative, will decide it.
